Medicine Hat council approves new location for Span West development

Sep 16, 2025 | 1:13 PM

Medicine Hat city council has approved the sale of land in the Ranchlands area to developer Span West Building Corporation out of Saskatoon, Sask. at a reduced price of $655,000.

The current list price for the land of $890,500 was established in 2016. However, the negotiated price for 21 Ranchlands Blvd. NE was accepted during Monday’s meeting.

The 2.73-acre parcel of bare land zoned neighbourhood commercial was listed on the open market since 2016.

Three formal offers had previously been received by the city on the land in 2017, 2021, and 2022.

None of the previous purchasers were able to fulfill the conditions of the sale.

Span West is looking to develop apartment-style condominiums in the form of two four-storey buildings, with each containing 24 residential units, along with parking to accomodate residents.

They had previously looked to develop at 1064 1st Street SW, but had faced opposition from residents in the area over the height of the build and its impact on nearby homes.

A deal had been reached between the residents and the builder to walk away from that location.
