Property in Medicine Hat’s south end rezoned to mixed use, could be used for new residences

An unused property in Medicine Hat’s south end could soon be developed into a new place to live after it was rezoned by city council Monday.

The empty lot at 19 Stober Bay SE was rezoned from a highway commercial zone to a mixed use district through Bylaw 4806, opening up further options for residential developments such as apartments.

The address is sandwiched between Best Western hotel in the south and TownePlace Suites by Marriott to the northwest. The Trans-Canada Highway runs to the north and east.

One of the concerns raised by councillors was over the highway noise that could be heard from potential future residents at the lot.

Staff pointed out that noise-cancelling “burns” can be built to deafen the vehicles.

Council voted unanimously in favour of the rezoning.

For residents like Kaleb Orge, the potential for new mixed-use developments could offer an affordable place to live. He spoke in favour of the rezoning at council.

Orge, who lives on assured income for the severely handicapped, said he could envision purchasing a condo in a future mixed-use development.

“Owning is cheaper than renting, people on AISH can’t own and I want to, I love this town,” Orge said.

“I’ve lived here my whole life. I want to own a piece of it.”
