Developers behind Coulee Ridge seeking official approval from city beginning in May

MEDICINE HAT, AB — A new housing development will be seeking approval from the city starting next month.

Coulee Ridge, being billed as Medicine Hat’s first lake and ridge community, was announced to the public in March. The project is a partnership between  Enclave Ventures and Whitepoint Developments out of Calgary, and will be built near Cottonwood Coulee Golf Course.

Since the announcement, Enclave Ventures CEO Don Sandford says the organization has been revising the existing area structure plan with the changes they want to make for the area.

“We have received comments back from the city in that regard, and so we’ll be finalizing that, and we’ll be planning a date for council so that we can have approval of our area structure plan, so we can move forward to a development permit,” Sandford said, noting they were looking to speak with the city next month.

According to Kent Snyder, general manager of planning and development with the City of Medicine Hat, an amendment would have to be made to the structure plan for the area, and it would have to be approved by City Council before it can go ahead. He’s expecting the item to appear on the agenda of the Municipal Planning Commission in May, and be brought to council for first reading soon after that.

If it passes first reading, a public hearing would have to be scheduled and held before the second and final readings of the bylaw, which Snyder says would likely occur in June.

Sandford says local contractors MJB Enterprises has been hired as a contractor to prepare the land for the project, adding they’re hoping to have serviced lots available for purchase by the fall.

“We are very confident that they have the resources to do what needs to be done in order to complete the project by this fall, by October 31, in terms of the infrastructure for the project,” he said.

Coulee Ridge was displayed at the most recent Home and Garden Show, and Sandford says there’s lots of interest in the development.

“We’re very pleased with the market response that we’ve got for Coulee Ridge thus far, and we only see that improving as we go forward, particularly when people see the development is under construction,” he said.
