New riverfront development to bring 76 apartments to downtown Medicine Hat

A new chapter is being planned for Medicine Hat’s historic downtown riverfront, where a residential development will bring two apartment buildings with 76 new homes to an area with deep roots in the city’s history.

Madison River Walk, developed by First Choice Property Management, will be located at 849 2 Street S.E. and feature two modern 38-suite apartment buildings.

A sod-turning ceremony is scheduled for Nov. 16 at noon to mark the start of the project.

Developer and First Choice Property Management president Drew Barnes said the riverfront holds an important place in Medicine Hat’s history.

“The downtown riverfront is more than a beautiful natural setting,” Barnes said in a release.

“It represents several important chapters in Medicine Hat’s history and is where many of the stories that shaped our community come together.”

Barnes says the South Saskatchewan River has shaped life in the region for thousands of years, with its banks and surrounding coulees serving as important gathering places for Indigenous Peoples long before the arrival of the railway.

Those areas hold deep cultural, historical and spiritual significance, Barnes said, adding that the riverfront continues to serve as a place for the community to gather, connect and enjoy.

The development is also intended to help address Medicine Hat’s housing needs, with 14 per cent of the apartments designated for affordable housing.

Barnes says the project will provide additional rental options while supporting regional economic development and contributing to the city’s property assessment base.

He said the location will appeal to people who enjoy the accessibility of downtown, nearby parks and the walking paths along the river.

The apartments are expected to be ready for occupancy by December 2027, with leasing inquiries already being accepted.
