Medicine Hat remains one of the most affordable cities to rent, as rates drop in Canada

Medicine Hat remains one of the most affordable cities to rent across Canada according to a recent report from rentals.ca.

This comes as the report shows rental rates in August had declined across the country for 11 straight months.

Medicine Hat sat at 58th spot in August for both average cost to rent a one bedroom unit at $1,202 and a two bedroom unit at $1,372 when compared against other cities in the country.

The one bedroom number is 0.6 per cent down month over month, and has dropped 2.7 per cent year over year.

The two bedroom number is down 0.7 per cent month over month, and 1.6 per cent year over year.

The average cost of rent for all types of one bedroom units across the country sits at $1,848 for a one bedroom, $2,235 for a two bedroom, and $2,589 for a three bedroom unit.

The report from rentals.ca said this is the longest stretch of falling rents since the COVID-19 pandemic, when rents showed annual decreases for fifteen consecutive months.

Seven of the 10 most affordable cities outside the six largest based on average apartment rents were located in Alberta, led by Lloydminster at $1,179, Medicine Hat $1,287, and Fort McMurray $1,364.

Outside of Vancouver proper, the most expensive cities in Canada based on average apartment rents in August were in British Columbia, with North Vancouver $3,056 and Richmond $2,740.

Three-bedroom apartment rents experienced year-over-year growth of 4.9 per cent in Edmonton to $2,035.

In Calgary, three-bedroom apartments saw the steepest annual decline of 10.5 per cent to $2,406.
