City council approves rezoning for residential development in Southlands, Flats

MEDICINE HAT, AB – Medicine Hat City Council approved two rezoning bylaws for medium-density residential development.

Following a public hearing council unanimously approved the rezoning of 1809 Strachan Rd. and a portion of 1751 Strachan Rd. as well as 830A Balmoral St. SE which was formerly the CAPE School and St. Louis School.

Medium-density residential rezoning will allow developers to submit applications to build single-dwelling and multi-dwelling housing as well as apartment buildings and condos.

Factors that help determine the locations chosen for rezoning are nearby shopping, transit, parks and recreation.

Coun. Darren Hirsch says the rezoning will provide current and future residents more housing options.

“It’s certainly consistent with our strategic plan that the council endorsed. I’m looking forward to what the applications look like in the future,” says Hirsch.

“We don’t really make a comment on what the development per se looks like, that comes later on in the development permit. For the most part tonight was all about land use changes,” adds Hirsch.

A public hearing is scheduled on April 17 as council considers adopting three additional rezoning bylaws.

The areas include the rezoning of 1482 Fifth Ave. SE and 378-380 Kipling St. SE as well as 170-192 Somerset Way SE to medium-density residential.

And a portion of 840-844 Industrial Ave. SE will be considered for rezoning to open space district.
