Tips for First Time Home Buyers

Jun 14, 2021 | 3:00 AM

Shopping for your first home can be extremely exciting. Visions of where you are going to put your couch, all the amazing dinner parties you are going to have, barbeques with friends and family on YOUR own deck! These are some of the things that drive the decision on what types of home you aim to purchase. But before you go ahead and start filling up your Wayfair cart, there are a few things you need to do to ensure that you don’t get ahead of yourself.

The first piece of advice I tell all my First-Time Home Buyers (FTHB) is to start your research early on. Watch the new listings being posted online, follow different Realtors® social media to see what’s coming on the market and start to make a list of priorities. What communities do you like? How many bedrooms and bathrooms do you need? What style of home, a bungalow or a two-story? These will be important in narrowing down your search.

Next tip is to find a Mortgage Expert. It is super important to find out how much you can afford by getting pre-qualified. You do not want to get your sights set on a house and then realize that it’s not in your current affordability bracket. Mortgage Experts can also offer lots of great tips on rates, different payment structures and even budgeting plans to help ensure you get the best mortgage product possible.

My next suggestion would be to find the right Real Estate Agent for you. Someone that you feel comfortable with, and you think understands what your wants and needs are. Your agent will be able to guide you through the buying process, from finding the right home, to making an offer. They will be the ones to help connect the other parties involved in completing the sale, and can help advise on lawyers and home inspectors, if need be.

Purchasing a home is one of the biggest decisions you will make in your life, but it does not have to be so scary. I have created a step-by-step infographic which walks you through the entire home buying process and will hopefully provide a clear understanding of all the steps that are involved.
