Planning future growth

Land-use plan, amendments on agenda at tonight’s council meeting

MEDICINE HAT, AB – City council will be voting on its new municipal development plan tonight during its regular meeting with two public hearings being heard regarding amendments to its land-use bylaw and the rezoning of a Ranchlands property.

The 30-year future vision contained in the city’s municipal development plan contains plans for everything from a waterfront development district to planning near-term expansions of residential neighbourhoods in the city’s south end and Ranchlands to building out farmland across the Trans-Canada Highway from Riverside.

The aspirational document would replace the one adopted by the city in 2012 and serve as a guideline for future growth in the city.

A public hearing on the rezoning of land in Ranchlands from single homes or duplexes to fourplexes is to be heard with at least four current residents opposing the move.

The recommendation from the municipal planning commission is to allow the rezoning. Residents oppose it on the basis that it would change the conditions from which they bought their homes. The main issue is parking, which of the four submissions in opposition to the rezoning say is already problematic.

The use of sea-cans on properties is one of several amendments council will hear about from staff as the city’s land-use bylaw is up for discussion.

The current amendment would allow for a temporary placements of sea cans on properties for up to 30 days each year or be used permanently in residential neighbourhoods if covered from public view or finished in materials consistent with the neighbourhood.

Tonight’s meeting will be held at the Esplanade Studio Theatre at 6:30 p.m.
