New housing development planned for city’s southwest

MEDICINE HAT, AB — A pair of companies are planning a significant housing development in the city’s southwest, with the goal of having the first lots available for purchase this fall.

CHAT News has confirmed a new development, called Coulee Ridge, will be built overlooking Cottonwood Coulee Golf Course. The development is a partnership between Enclave Ventures and Whitepoint Developments out of Calgary, and is billing itself as Medicine Hat’s First Lake and Ridge Community.

Don Sandford, CEO of Enclave Ventures, said the news of new companies setting up shop in Medicine Hat, such as Aurora Cannabis and Hut 8, has led them to want to build their new development.

“We think of Medicine Hat positively in terms of being open for business as a growth opportunity,” he said over the phone from Calgary. “We have experience with the city down there, which has been a good relationship.”

Sandford says the development, when fully completed, will feature lots for approximately 200 lots for homes to be built.

“We’re trying to finalize the size of the first phase at the moment, but it will probably be somewhere between 30 and 50 lots,” he said.

Sandford says they intend to bring their proposed plans to city council this spring, with the goal of having construction on the first phase occurring between May and October.

“We expect the first homes to be constructed there in the fall of 2019, and starting more earnest in the spring and summer of 2020,” he said.

Sandford adds the development will feature something that’s attractive to all buyers.

“If you are in the first phase, you can obviously buy a lot on the ridge, or on the pond,” he said. “If you’re in the second phase, you have a wonderful playground and a recreational lake. “I think it’s going to be attractive to millennials, I think it’s going to be attractive to young professionals, I think it’s going to be attractive to people moving into the city from acreages. I think this is going to cover pretty much anybody who wants to buy a good real estate property in Medicine Hat.”

He adds the company is estimating a significant economic impact over the next five years, estimating approximately $20 million in infrastructure development, and over $100 million in housing.

“That’s going to help a lot of people who are looking for opportunities to be providing their services to the project,” he said. “All of the trades, and all of the construction, and all of the home building comes from businesses in Medicine Hat.

“There’s no question that the infrastructure development going to be completely managed out of Medicine Hat. I would say it’s really outstanding economic activity for the city.”

Sandford says at present, lot prices will range between $150,000 to $300,000, depending on the size and location.

Representatives from the company will be at the Sunshine Home and Garden Show at the Cypress Centre all weekend, answering questions about the development.
