Restaurant, fitness centre to be built on 12 Gehring Road SW

MEDICINE HAT, AB — A three story building with a restaurant and a fitness centre is expected to be built on a piece of land that’s been the centre of controversy for years.

12 Gehring Road SW is a 3.95 acre parcel of land located between the Moose Ball Park and the Visitor Information Centre.

It originally sold in February 2017 to a company called Pukhraj Harpjaap Alberta Limited for $892,700 to develop a hotel, gas bar and convenience store.

However, following a financial viability study, the land came back into the City’s possession in July 2017.

It was sold for the second time in April 2019, to 40 Mile Holdings LTD, a numbered company.

Medicine Hats planning and development services department approved a development permit on May 28, for a ‘business and professional office’ on the property.

That title includes administrative offices, consulting, financial and personal services. A fitness centre falls under personal services.

CHAT News has also learned a restaurant will be built on the third floor of the building.

In April, Mayor Ted Clugston described the development as ‘unique’ and ‘exciting’.

“I think that maybe this development which is unique fits that piece of land,” said Clugston. “Totally speculating here, was perhaps easier to do on that site than some of the other previous proposals.”

The company now has to apply for a building permit, in order to ensure the building meets all the Alberta building code requirements.

The company has until May 2020 to apply for a building permit.
