City of Medicine Hat property assessment notices will start arriving in mailboxes on Friday

The City of Medicine Hat’s property assessment notices will begin arriving in the mailboxes of residents starting Friday.

These assessment notices are mailed before property tax notices to allow time for property owners to respond to any questions or concerns before tax payments are due.

Municipal taxes, provincial education taxes, and the Cypress View Foundation levy are collected based on the assessed value of the property.

The City stated that the property assessment system in Alberta is based on the regulations within the Municipal Government Act to ensure a fair and defensible system that supports an equitable distribution of municipal taxes.

Each property assessment in the City of Medicine Hat is based on the market value of each property as of July 1 of the previous year, and the condition of the property as of Dec. 31 of the previous year.

Property owners have 60 days from the Notice of Assessment date on March 7, 2026, to review and discuss any concerns with the City’s Assessment Department, as per legislation.

Any concerns from residents can be directed to the Assessment Department for an explanation before filing an appeal.

The City said that purchasers of property should obtain or confirm the assessment value if the sale occurs during the appeal period. 

The deadline for a property assessment appeal to be received by the Clerk of the Assessment Review Board is May 6, 2026.

City Council sets the annual tax rate in April, and tax notices are mailed out in May.

Tax payments are due by June 30, 2026, unless you are already part of the Tax Instalment Payment Plan (TIPP), which allows taxpayers to pay their property tax through monthly pre-authorized bank transfers rather than one single payment.

The City of Medicine Hat Website states you can apply for TIPP up to June 30 for the current year’s taxes.

Any application received after Jan. 1 of the current year will require an initial payment equal to the total of the missed instalments of the current year, plus a one-time late filing fee of 2 per cent of the missed payment.

Property taxes can not be disputed after the 60-day appeal period ends.
